We do not charge you for the full eviction like most law firms do (we are not a firm). We only charge for the steps that are required. So if a Tenant pays or vacates the property before the Writ (Step #3), then you only pay for Steps 1 & 2.
Each service we provide is independent of each other. We do not “automatically” proceed with the next step in the process unless we are instructed to do so by you ordering the service online or calling the office.
Residential Eviction
Step 1: Failure to Pay (Rent Notice)
The items included in this initial step are:
● Filing the Failure to Pay (form DC/CV 82) with the Maryland District Court
● One court appearance on your behalf
● It is each owners responsibility to forward us the required Rental License information for where the rental property is located. Rental License requirements can vary for each city, HOA and municipalities. Step 2: File Warrant Of Restitution/ (Eviction Notice)
Once the judge has ruled for a judgment in your favor, we must then file for a Warrant of Restitution.
Step 3: Schedule Eviction with the Sheriff
We also send a letter to the tenant informing them of the upcoming eviction.
Step 4: Physical Eviction
Based on the number of bedrooms and movers requested by the sheriff department. Check your HOA or municipality for additional fees and rules.
